How we run your listing, from setup to checkout
A vacation home in Greater Orlando competes with many similar homes for the same families and groups. The listing is where that competition happens: the photos, the title, the price for each night, how fast questions get answered and what earlier guests wrote. We treat your listing as a daily job, not a one-time setup.
- Listing setup and optimization. We write the title and description, set amenities, house rules and check-in details, and keep everything in line with the local requirements for your address, such as registration details where they are required.
- Professional photos. Professional photos of your property, so guests can see the space, the pool and the details that matter for their trip.
- Pricing. Nightly rates managed and adjusted to demand and season, from theme park peaks and school holidays to quieter weeks, plus minimum stays that fit each season.
- Guest messaging. Questions before booking, check-in instructions, requests during the stay and follow-ups after checkout, by message, SMS and phone, 24 hours a day.
- Reviews. On Airbnb, guests and hosts have 14 days after checkout to write a review. We write the host review for each guest within that window and post public responses where it helps future guests.
- Calendar sync across channels. Airbnb can import and export calendars through iCal links. We keep your Airbnb, Vrbo and Booking.com calendars and your direct booking page aligned to prevent double bookings.
- Cleaning turnovers. Cleaning after every stay through partner cleaning companies, with cleaning and inspection reports and a quality check before the next guests arrive.
- Guest-damage claims. If a guest causes damage, we document it and file a reimbursement request in Airbnb's Resolution Center within 14 days of checkout, as Airbnb requires. If the guest does not pay, the request can move on to Host damage protection, part of AirCover for Hosts.
- Tourist tax and license. We take care of your Florida vacation rental license and the tourist tax for your home.

Rules first: check your address before you list
The rules for short-term rentals around Orlando differ by city and county, and they decide whether a listing is possible at all. Inside the City of Orlando, home sharing is only allowed for part of a home, with the resident living on site and present, one booking at a time, and proof of city registration linked to every online listing. Renting out a whole home is a separate use with limited zoning. In unincorporated Orange County, short-term rentals are limited to a few zoning districts. Kissimmee and Davenport, in Osceola and Polk counties, have their own rules.

Good reviews start with smooth stays, so cleaning, check-in and fast replies come first.
What happens if a guest damages my home?
We document the damage with photos and repair estimates and file a reimbursement request with the guest in Airbnb's Resolution Center within 14 days of checkout, as Airbnb requires. If the guest does not pay, the request can move on to Host damage protection, part of AirCover for Hosts. We organize the repair through our partner companies either way.
How do you prevent double bookings across platforms?
Airbnb supports calendar sync with other platforms through iCal links, so nights booked elsewhere are blocked on your Airbnb calendar. We keep your calendars on Airbnb, Vrbo, Booking.com and your direct booking page aligned, and we set preparation time between stays so every cleaning has room.
Who handles the tourist tax for my Orlando-area rental?
We do. XENO handles the tourist tax and your Florida vacation rental license for you. The county rate depends on where your home is: 6% in Orange County, 6% in Osceola County for Kissimmee and 5% in Polk County for Davenport, with Florida's sales tax on transient rentals on top.
Can I list my whole home inside the City of Orlando?
Generally not. The City of Orlando's home sharing rules only allow renting part of a home, with the resident living on site and present, and a whole-property rental depends on special zoning and a Business Tax Receipt. Kissimmee and Davenport have different rules. XENO checks zoning and all local requirements for your address during the free analysis.
Can you manage my listing if I live out of state?
Yes. With Full Management you do not need to be on site: we handle guests, check-in, cleaning, repairs and on-site issues, and you follow every booking in the owner app, with a monthly report and your payout. You can reach us 24 hours a day.
How long does it take until my home gets its first bookings?
From signed agreement to first bookings typically takes about two weeks. In that time we take the photos, write and optimize the listing, set pricing and calendars, and take care of the license and tourist tax registration.
